Evaluation first viewing

We evaluate the first viewings. Have you found your ideal home? Then we immediately plan the second viewing appointments. We will then also go with you.

Second viewing & architectural condition

We will view the house with you and will give you an evaluation of the architectural condition of the house. The first viewing is even free. So you will have an impression of our work style. I pay attention to things like cracks, sagging, window frames, maintenance and more. After the viewing I tell you how the condition is of the house. I tell you what a realistic price is for the house given the condition. And what hooks and eyes there are.

Price negotiation

Research at the municipality & land registry

We conduct research at the municipality, Land Registry and soil counter on zoning plans, pollution, underground tanks and public law obligations. If any potential problems come to light during this research, it may very well be that we will advise you not to buy the property concerned.

Buying an apartment - Association of Owners

Thanks to our experience in real estate management, we know everything about association of owners (VvE’s). During the purchase of an apartment we inform you of the VvE documents such as the financial budget and the financial statement. This way you immediately know whether you will become the owner of a well functioning association. Buying an apartment requires more knowledge than buying a single-family home. As a buyer of an apartment you automatically become a member of the association of owners. You pay a monthly VvE contribution together with other owners. With this money the building is managed. We check whether the building is well managed. And whether the VvE has sufficient financial resources for major maintenance. This prevents a lot of trouble in the future.

Dissolving conditions

We advice you about the dissolving conditions in relation to the mortgage, the architectural condition and others.

Purchase agreement

In order to purchase a house we need a written purchase agreement. We study the following documents: deed of delivery, splitting deed, deed of lease and possibly the VvE documents. Items such as the description of ownership, purchase price, resolute conditions, guarantee or bank guarantee, delivery, choice of notary, how to act in the event of non-compliance with agreements are laid down in the purchase agreement. We will arrange the preliminary contract of sale, to confirm the agreement between seller and buyer. Everything in order, the purchase agreement can be signed.

Legal time for reflection

Notary & key transfer

The big day has arrived! On the day of delivery Nivita Makelaars inspects your dream home together with you. Then we go together to the notary. While you joyfully sign the deed, Nivita Makelaars records it with photos or video.
